How Terrace works
This page explains everything in plain language: what Terrace is, what each part does, how to ask it for things, and how to get great results without wasting money. Read it top to bottom, or jump to the part you need.
What Terrace is
Terrace is a working platform for real estate agents in Ontario. Think of it as a small team that never sleeps. One part of the team keeps your paperwork clean and your deals on track. Another part writes your marketing, in your own voice, every single week. A third part prepares your ad campaigns and checks them against the advertising rules before they go anywhere.
The most important thing to know is this: Terrace does the work, but you make the decisions. Nothing gets posted, sent, or spent until you look at it and click approve. If you never click approve, nothing ever goes out. That is a promise built into the platform, not just a setting.
Terrace is made and run by OMG Systems in Toronto, and it is built around Ontario rules from the ground up: TRESA, RECO advertising requirements, OREA forms, and real Ontario business-day math for deposit deadlines.
Compliance: keep every deal clean
When you open a deal in Terrace, the platform looks at what kind of deal it is, like a condo sale or a buyer representation, and builds the right checklist for it on the spot. The checklist uses real OREA form numbers, shows who needs to sign what, and marks the items that absolutely cannot be skipped.
When you upload a document, Terrace reads it. It figures out what kind of document it is, checks it against the checklist, and tells you in plain words what is complete and what still needs fixing. Documents are saved in versions, so an old copy is never overwritten or lost.
Deposits get their own clock. Terrace counts the days the way Ontario actually counts them, skipping weekends and holidays where the rules say so, and warns you before a deadline arrives instead of after it has passed.
Marketing: your voice, every week
Good marketing sounds like you. That is why Terrace starts with a short interview. You answer questions about how you talk, who you serve, and what you believe about real estate. Terrace turns your answers into something called a voice bank, and every piece of content it writes for you is checked against it. That is how your captions end up sounding like you on your best day instead of sounding like a machine.
Every week, Terrace plans your content: a value carousel that teaches something useful, a proof post that shows a real result, and a founder reel where you talk to the camera. It writes the captions and the words on the images, and it draws the artwork with your brand colours, your headshot, your registered name, your brokerage, and your RECO number on every frame. For carousels and proof posts it even cuts a vertical video version for you. The founder reel is the one thing it will not film, because that one only works when it is really you on camera.
Everything lands in your review queue first. You can approve a post, edit it, or throw it back with a note, and Terrace learns from what you change.
How it works under the hood
The writing is done by Claude, the family of AI models made by Anthropic. Claude drafts your captions, your carousel text, your ad copy, and the answers when you ask Terrace a question inside the app. Terrace gives Claude your voice bank and your workspace facts so the writing is grounded in what is true about you.
The artwork is different on purpose. Your name, your brokerage, and your RECO number are placed by a fixed template, not by an AI image maker. A template cannot forget your name, misspell your brokerage, or leave the required words off a housing ad. That is a compliance choice, and we think it is the only honest one.
Ads follow the safest path we could build. Terrace writes the copy, runs it through a RECO advertising preflight, and prepares the campaign for Meta. Every campaign is created in a paused state, which means it exists but cannot spend anything. It only starts running when you turn it on yourself, inside your own ad account.
Behind all of this sits the approval queue. Anything that would leave the platform, like a text message, a post, an ad, or a report to a seller, stops there and waits for a human. The queue is the heart of Terrace, and it cannot be switched off.
Getting the best answers
Terrace works best when you tell it things the way you would tell a sharp new assistant: clearly, with the facts that matter, and without extra padding. Here is what that looks like in each part of the platform.
In the interview, talk the way you actually talk. Do not perform, and do not write essays. Short, honest answers teach Terrace your real voice, and the real voice is what makes every future caption better. Five honest minutes beat thirty polished ones.
In compliance, give the deal its real details when you open it: the correct deal type, the real dates, the actual deposit amount. Terrace builds the checklist from those facts, so one wrong detail at the start means wrong advice all the way down. Upload documents as soon as you have them, because Terrace can only check what it can see.
In marketing,when you reject a draft, say why in one sentence. A note like "too formal, I never say folks" teaches Terrace something it can use forever. A silent rejection teaches it nothing, and you will likely see the same mistake again.
When you ask Terrace a question,ask one thing at a time and include the facts that matter. "What is left on the Chen condo deal before I can release the deposit?" will get a sharp answer. "Any updates?" will get a vague one, because vague questions only have vague answers.
Saving money and tokens
Every time the AI writes something, it uses tokens, and tokens are what cost money. The good news is that wasting them is easy to avoid, because almost all waste comes from one habit: making the AI do the same work twice.
The single best way to save is to get the setup right once. A complete brand kit and an honest voice interview mean the first draft is usually close, and close first drafts mean fewer redo rounds. Every redo costs the same as the original, so a workspace that is set up well simply costs less to run, week after week.
Short prompts are not automatically cheaper, and long prompts are not automatically better. What matters is that the prompt carries the facts the AI needs and nothing else. One clear sentence with the address, the audience, and the goal beats three paragraphs of background the AI did not need. And when a draft is almost right, ask for the one change you want instead of asking it to start over. Fixing a sentence costs pennies; regenerating everything costs the full price again.
Finally, let the weekly rhythm work for you. Terrace already plans, writes, and audits on a schedule, so you rarely need to ask for one-off content. The agents who spend the least are the ones who review the weekly queue in one sitting, leave short useful notes, and let the system do the rest.
Step by step: your first week
Day one, set up your workspace. Sign in, enter your name exactly as it is licensed with RECO, and add your RECO number and brokerage. These go on your compliance packets and your artwork, so spell them the way the regulator knows them. Then open Settings and build your brand kit: your colours, your logo, and your headshot.
Day one, do the interview. Go to Marketing and start the voice interview. It takes a few minutes, and everything the marketing side does depends on it. Until the interview is done, Terrace will not pretend to know your voice.
Day two, open your first deal. Add a contact, open a deal, and watch the checklist build itself. Upload whatever documents you already have and read what Terrace says about them. This is the fastest way to learn how the compliance side thinks.
During the week, review your queue. Terrace will plan and write your content. Read each draft, approve what you like, and leave a one-line note on what you do not. The notes are how it gets better.
